It shall be the duty of the superior court to hear evidence that may be tendered by the trustee. If the court is satisfied from the proceedings that the lease to be authorized is expedient, the court shall pass an order authorizing the trustee to execute the lease, subject however to such terms as the court shall deem proper and necessary to protect the value of the trust estate.
